How do I know I can trust First Property Management to management my property?
We are a real estate investor-owned company.  Our backgrounds are in construction, property management, communications, and system management.  We have a vested interest in the effective management of your property, because (as local investors) we are committed to improving the community as a whole.

How can I access information about my property?
All owners are given access to an online property management system.  Your personal account provides up-to-date reporting on income and expenses (including maintenance) 24 hours a day, 365 days a year.  Additionally, you will receive monthly statements emailed directly to you inbox for easy and convenient access.

How do you know how much to charge in rent for my property?
Every property we manage receives a detailed Market Rent Analysis. This analysis is based on location, amenities, and rents for comparable properties.  Additionally, we create a detailed asset management plan that will improve rents of your property over time and make it easier to rent.

How is maintenance handled?
Maintenance is handled by our approved list of insured vendors at pre-negotiated rates.  Vendors will also buy materials from our approved suppliers at discounted prices.  All maintenance work performed is supervised and inspected by our General Contractor on staff.

How are vacancies on my properties handled?
When notice to vacate is received or eviction is pending, we inform the owner of the pending change in status.  Prior to the resident vacating, we will perform an inspection of the property to see what work (if any) is needed in order to get the property rent-ready.  Once the property is inspected, we will begin the process of securing a new resident for you property. This includes promoting the property through our marketing system and scheduling all repairs.

How will I get paid?
All payments will be direct deposited to your bank account.  Disbursement are made from the previous month’s income and expenses.  Money will be disbursed on the 10th of each month (or the following business day, if the 10th falls on a weekend or holiday).
Note:  For new clients, there will be a 1 month lag in disbursement of your first payment

How do you select residents for my property?
We comply with all fair housing laws at the federal, state, and local level.  Our proprietary Resident Screen Process includes phone interviews, documented applications, credit and criminal background checks, and more.
